What We Can Help With
Viewing attendance
Attend a pre-arranged appointment and accompany prospective purchasers, tenants or other authorised visitors in line with your brief.
Professional and contractor access
Meet authorised surveyors, valuers, contractors or consultants and remain at the property for the agreed appointment.
Photographs and video
Capture current images of the accessible areas and details you specify. Video can be included where agreed and practical.
Defined visual checks
Record a particular area or visible change against a clear request, with photographs and factual notes showing what could be seen.
Follow up visits
Return for further photographs, an additional appointment or another agreed attendance task as your instruction progresses.
The Record Your Team Needs
The output is agreed around the task. This may be a simple attendance confirmation, an organised photographic record, video or factual notes.
We confirm the areas to be covered, delivery format and timescale before attending. Any access restrictions or incomplete requests are recorded clearly.
Questions outside the agreed brief, offers and commercial negotiations remain with your team.

You brief John directly and have contact with the person attending throughout the instruction.
Professional Indemnity and Public Liability insurance held. DBS certificate held. Documentation available on request.
Straightforward Process
1. Send the requirement
Provide the location, proposed date, visitor details where relevant and the task or information required.
2. Agree the instruction
We confirm availability, access permissions, key arrangements, time on site, required output and fee in writing. For occupied or trading premises, visit arrangements and photography permissions are agreed beforehand.
3. Attendance & Delivery
John completes the agreed attendance and supplies the required record within the confirmed timescale, noting any limitations.
Buyers & Bidders Who Cannot Attend
Investors and professional buyers who cannot get to a property can commission a separate buyer funded viewing service.
The buyer briefs and pays directly, receiving organised photographs, video where practical, requested visual checks and a structured factual report.

Buyer funded instructions cannot be accepted where JDF Solutions has acted for the auction house or vendor in connection with the same lot or sale process.
Coverage & Fees
Based in Northampton, JDF Solutions covers the East & West Midlands as well as neighbouring counties, with other locations considered by arrangement.
Each instruction is quoted according to travel, attendance time, access arrangements and required output.
Support can be agreed for an individual appointment or a series of defined visits.
